Design & Construction

Can I design my own modular home?

Absolutely! All our homes can be custom designed and are constructed exactly as you’d like. Our design team will work with you to realise your ideas into a custom-built home.

What are the sizes of YSO modular buildings?

Our building sizes begin at 21sqm (about twice the area of an apartment bedroom). We know that each of our clients has their own requirements for their site, and that this requires complete flexibility in design. We also have prefabricated, already built designs which just plug and play on your specific site.

Are your homes completed to Australian building codes and regulations?

Yes, they are built to meet the Australian Building Code.

What materials do you use to construct a modular home?

Hot dipped galvanised steel frame with 100MM PUR walls and ceiling.

Can I choose the finishes for my home?

Yes, you can, we have several types of cladding available to choose from. These are all on display at our showrooms in Somerset.

Do you build custom homes and are they designed with the buyer?

Yes, we do. We work with customers to ensure that we meet their requirements.

We have a range of kitchens and bathrooms to choose from with a huge range of flooring and colours

What guarantees and warranties come with my YSO home?

We provide 7 year structural warranty on building structures and a 5 year warranty on other materials apply.

Are Your Space modular homes energy rated?

They are 7 stars rated.

Delivery & Installation

How long will it take to build and install my modular home?

Depending on stock, it usually takes around 16 weeks from placing an order to completion.

How will I know if I can get the home onto my property?

We have project managers as part of our team who can give you advice, both at the office or onsite, to discuss site viability. We also offer a wide range of buildings to fit several types of sites.

Do I need to arrange for services to be connected to modular home and how are they connected?

You can do this yourself or we have qualified electricians and plumbers who can do this for an additional cost.

Do I need my site specifically prepared & what footings are used?

Yes, this will depend on the type and slope of the land. We can use screw in footings or concrete footings.

Do I need a soil report?

This depends on the individual project.

Can Your Space Oceania obtain planning permits for me?

We can manage the gaining of all required permits for your build.

What permits and legal requirements do Your Space modular homes & buildings require?

This depends on what Council you are part of, but because our buildings are under 60m2 and classified as Ancillary living, you should only require a planning permit.
